Permit for Proposed Nudist Resort Expires

A conditional use permit for a proposed nudist colony southwest of Lonedell has expired, according to the Franklin County Planning and Zoning Department. In May, the Planning and Zoning Commission granted Larry Schulz of High Ridge a conditional use permit to operate Caribbean Breezes, an RV park, campground and private nudist resort and club on 52 acres off of Yellow Dog Road near Lonedell.

Schulz told The Missourian Thursday that he's not sure whether he will seek another conditional use permit.

"Everything's still up in the air," Schulz said.

Schulz's plan was to provide year-round facilities including RV sites, cabins and lease lots. Members would have access to outdoor and indoor pools, a hot tub and a large clubhouse.

The commission set several strict conditions to be met in six months, one of which was impossible to meet.

Schulz, who has a 15-foot easement to his property, had to gain a 60-foot access easement to handle the RVs and other traffic expected to enter and exit the proposed nudist resort.

St. Louis restaurant owner Charlie Gitto owns the property surrounding Schulz's access road and stated several times that he would never grant Schulz the easement. He owns 300 acres adjoining Schulz's property.

The commission also imposed several other conditions which were recommended by county attorney Mark Vincent and plan commission attorney Joe Purschke:

An 8-foot-high screening fence must be erected around the entire property;

No one under age 18 will be allowed into the nudist resort;

A gate with a 24-hour guard service must be provided; and

Yellow Dog Road must be improved to meet the county's land use regulations.

The commission also stated that if any of these conditions is violated by an owner, member, employee or guest, the permit will be immediately revoked.

harrasement
You should sue the county for discrimination and harrasement. It's your land and you have a right to use it any way you choose. These local government officials are reelected and can be kicked out of office at the end of thier term. When it comes time for reelection tell your community what the planning commision is up to. People do not like to be told what they can and cannot do with thier land!

Prejudice against naturists
If you substitute the name of a religious or racial group for nudist you will begin to understand just how prejudiced and offensive many of those conditions are. They are just a thinly disguised strategy to make sure that nudists are unable to use that land.I live in England and from this side of the pond security gates, guards, bans on children and most of the rest are quite simply ludicrous.
