The Washington Planning and Zoning Commission approved the rezoning of a 3,549-square-foot lot from R-1A single-family residential to C-2 general commercial.

According to Sal Maniaci, community and economic development director, the property, located on Highway 47 near the Mercy South Building, is owned by Mercy Hospital.

Plans call for the lot to be used for a sign for Wilson Insurance.

The city recently approved for Wilson to place an “off premise” sign on the Mercy lot advertising his business across Duncan Avenue. Since the proposed sign is located along Missouri Department of Transportation (MoDOT) right of way, they also required approval of the sign location. In order to place the sign in this location MoDOT requires commercial zoning.

Maniaci added the property could “realistically” only be utilized as a parking lot or for signage.

The Washington City Council must approve the rezoning.
