Developer Announces Expansion, Says New Retailers May Come

The developer of the Phoenix Center II development off of Highway 100 in Washington has announced the expansion of one of the current retailers in the shopping center.

Meanwhile, developer Joe Vernaci said he is currently in talks with retailers that could lead to another 75,000 square feet of space going under construction in the shopping center.

Vernaci told The Missourian that Shoe Carnival is expanding from its current location in the development to a larger building that is currently under construction.

Shoe Carnival is currently in a 7,000-square-foot building, and the new store will be 9,000 square feet.

“It’s a pretty sizable increase for them,” Vernaci said.

It will move into one of the storefronts that is part of a large expansion under way at the shopping center.

The total expansion currently under construction will be 91,000 square feet. It will include new retailers Ross Dress for Less, Dress Barn, Ulta Cosmetics, Marshalls and Jo-Ann Fabric. The new Show Carnival will be located between Dress Barn and Ulta Cosmetics.

Shoe Carnival has been in its current location since March of 2008.

Vernaci said he is in talks with another company that may fill the current Shoe Carnival location. He said he has a letter of intent from the company that may fill the current Shoe Carnival. He said he may be able to make an announcement in the next month or two.

All of the new stores currently under construction, including Shoe Carnival, are expected to be open this fall, except for Ross, which will open early next spring.

As for the additional 75,000 square feet, Vernaci said he is in actual lease negotiations with some of the potential new retailers. Those could be finalized in the next month or two, he said, adding that he could announce the companies then.

There is enough land at Phoenix Center II for another 200,000 to 300,000 square feet of stores, Vernaci said.
