Ball Gets Rolling For Warehouse in Industrial Park

The first forward steps were taken this month to bring a 100,000-square-foot warehouse to the city.

During its June meeting this week, the St. Clair Planning and Zoning Board made and approved two motions that recommend a minor subdivision on city-owned land and the site plan for the warehouse.

The business that would build the new facility is River’s Edge, which currently sets up shop along North Commercial Avenue. The proposed structure also includes a new office.

The property being considered is Industrial Development Authority land located in the St. Clair Business Park west of Highway 47. The newly relocated Interstate 44 North Outer Road provides access to the parcel.

The proposed subdivision splits the tract of land into three parcels. Two lots are west of the North Service Road while the third is east of it. Rivers Edge would use one of the western lots, which totals about 12.5 acres.

Both recommendations will be forwarded to the St. Clair Board of Aldermen, which has final say. The items are on the aldermen’s agenda Monday night.

The actual applicant on both the subdivision request and the plat is City Administrator Rick Childers through the St. Clair IDA. River’s Edge is listed on the site plan review application. The development is called the River’s Edge Expansion.

The property is zoned I-1 light industrial.

The parcel of land that would be subdivided was purchased by the city from Helen Jones. It is west of Highway 47 and north of Miller Drive. Total acreage is more than 25 acres, and the new North Service Road cuts through the property.

“We’re working with this business to put in the building,” Childers said during the meeting.

He said that River’s Edge also will construct a road that accesses Bolte Lane to the west. From the service road to the east, gravel will be laid in order to provide fire district access.

City Inspector Jeremy Crowe said St. Clair Fire Protection District Deputy Chief and Fire Marshal Craig Sullivan has reviewed and approved the plans.

Before the site plan was approved, planner Euvalda Young pointed out that the warehouse will put more than 2 acres of land under one roof

“That’s a big building,” she said.

River’s Edge

River’s Edge is a local business that has expressed an interest in taking advantage of the Enhanced Enterprise Zone proposed for the St. Clair area as well as along the I-44 corridor between Stanton and Villa Ridge. The city is waiting for a final decision from the state on the proposed EEZ, which would provide tax abatements for businesses that qualify through a set of conditions.

River’s Edge advertises itself as the “premier source for innovative and exciting gift, decor and novelty items for the outdoor and horse/Western enthusiast.

“Our home decor merchandise and unique gifts are designed and developed for lovers of the great outdoors,” information from the River’s Edge website states. “Our products are for individuals who are proud to decorate their homes, cabins, lake houses and anyplace else they want to display their love for outdoor-related activities.”
