The Franklin County Planning and Zoning Board approved a preliminary plat for the second phase of construction in the Summer Hill subdivision.

The board approved 9-0, with two board members absent, at Tuesday’s meeting a plat that includes 32 lots on 12.1 acres located on Watermill Drive three-tenths of a mile from Summer Hill Lane off Highway A in St. John’s Township.

The new homes, which will be single-family dwellings, will be situated along Crestfall Drive, a cul-de-sac with lot sizes that will average 14,790 square feet.

According to planning regulations, with a development this size, the applicant must dedicate 10 percent of the acreage to open space, but because this is Phase 2, the applicant may use open space already dedicated in Phase 1.
